Request for Proposals for Construction Manager-Constructor Services November 18, 2024 The Monadnock Peer Support is requesting proposals (RFP's) from Construction Managers for Construction Management Services for a renovation project within the existing Monadnock Peer Support facility located at 24 Vernon Street in Keene, NH. Anticipated funding is in the amount of $1,700,000. Funding sources include CDFA CDS funds. Grant funds will require Davis Bacon Wage Rate Reporting and Compliance, Buy America Build America, DBE and 2CFR Part 200 Uniform Administrative Requirements. Proposal Requirements · A list of services to be provided. · Resumes of key personnel. · A fixed fee for pre-construction services. · A percentage fee for construction services to cover overhead and profit. · The project will be Design Build Plumbing, HVAC and Electrical. Provide the proposed team names and relevant experience. · A proposed budget for 6 months of general conditions with a list and detailed description of each item. · List of hourly rates for all possible personnel on site. · A list of similar projects with similar funding sources. · The ability in writing to provide a 100% Performance and Payment Bond. · The ability to substantially complete the project by June 15, 2025. Schedule · RFP Issued November 18, 2024 · Mandatory site walk through December 3, 2024 at 1:00PM. · RFP responses due December 10, 2024 no later than 2:00PM. · Work shall commence on site at the earliest possible date, as time is of the essence. · Work is to be substantially completed by June 15, 2024. Selection criteria · RFP responses will be reviewed and rated by a committee of project team members using a number scale of 1-10 for each Proposal Requirement listed above. The highest scoring response will be recommended by the committee as the proposed CM. · Ratings will use objective considerations of the competitiveness of the proposal, the responsiveness of the proposal, and the ability to complete the project on schedule. · The selected CM will be notified accordingly. A Notice of Award will be issued by the Owner. Upon mutual acceptance of both parties of the intent to work together, an AIA 133 CM/C Contract will be submitted by the CM for Owner review. · Subject to successful contract negotiations, the CM will be sent a Notice to Proceed. · The selected CM will later, but as soon as reasonably possible, establish a Guaranteed Maximum Price based on Plans and Specifications provided by others. The GMP Amendment will contain provisions stating that 100% of all savings will be returned to Monadnock Peer Support. No CM labor may be contained within a subcontractor bid or package.
